I'm considering buying this live in investment house right by the Six Corners mall. It's officially in Portage Park but right by the border of Irving Park and Jefferson Park. How is that area in term of safety, nightlife, entertainments, restaurants, conveniences, shops and rent?

It is very safe. There is no nightlife. Most of the shops are leaving, but there is a Sears and a Jewel. Rent is cheap. There are a handful of restaurants.

You said most of the shops are leaving. Does it mean the area is dying?

I saw quite a few brand new houses built in that area. How much I can expect from renting a floor of a multi families house (3 beds 1 bth)? Is it easy to rent in that area?

What are the main ethnic groups living there?

I'd say the retail aspect is dying. There's a lot of empty storefronts there. They keep trying to fill them, but it's hard for things to stay open. I'm not really sure why. Rent in this area is generally very cheap. I have a 935 sq ft 1bd for 775 a month.

It's mainly white and some Hispanics. Mix of white collar, blue collar and new immigrants. In general this area is very family centric.

it's for sure safe. it's somewhere i drive through frequently but don't have any reason to stop. i ride my bike through there all of the time late at night and have never felt even the least bit threatened. they've done quite a bit of work sprucing up the area....fixing the sidewalks, installing medians in the road with trees/flowers, and re-doing many of the store fronts. i hope it brings in more stores because it's a decent little area.

as far as restaurants, meh. there's nothing that great. you've got a few pubs and generic restaurants along the way.

on the plus side, you've got easy access to the blue line and metra. there's always plenty of free parking a block or so away from the stop south of irving park blvd.
