You know, some people buy homes to actually live in and enjoy. Not all of us are like you - buying property in crappy areas hoping they'll turn a profit eventually.

Well thats not my point entirely.
Ofcourse you want to live in and enjoy it.
But at the same why not buy one in an up and coming neigborhood?
If you just want to buy into a risk averse area thats already established and you have the dough then fine. Everyone is different. I wouldnt put this into a category of buying a place in a crappy area and hoping eventually blah blah blah. If you cant see trends and understand which parts of the city are best to buy into for future return well, oh well. But some people can.

Well, that's fine and well. You let me know how all that turns out for you in the near future. Meanwhile, places like western and warren & Montose and Central Park will languish unless things REALLY pick up again.

And really, your squawking about el lines and gentrification is redundant. If what you're saying was true, you wouldn't have such a large chunk of EL stops in crappy neighborhoods/areas.

You'll have no problems at Western & Warren, as it will be assumed that an owner of an Escalade is another high up drug dealer. However, many are now favoring the newer Chrysler muscle cars.

Ten years in EGP and the worst I've experienced is having a rake stolen from the yard. You do get tired of looking at the liquor bottles and flamin' hot bags everywhere, but watching the antics of some of your neighbors can be more entertaining than cable TV. And some of your neighbors will be the best you'll ever experience in your life.

So Montrose and Central park Ave is also bad? I looked at the area crime map and it didnt look that bad when comparing it to Western and Madison area.

Yeah that makes sense,
Western and Madison is closer to downtown though.

But at Montrose and Central Park you are walking distance to terminus of brown line.

Both not bad choices. At the moment less risky with Montrose and Central Park. But ultimately Western and Madison has more potential.
No major low income projects by Western and Madison is there?
