I appealed my property assessment online through the cook county assessor's office, which got denied. So my next step is to appeal the denial through the cook county board of review.

I'm just wondering how much luck people have had appealing to them. My neighbor 2 doors down has the exact same house as I do, built by the same builder, same floor plan, same square footage, and yet their assessed valuation is $3,700 less than mine. I included this information in my original appeal to no avail. Does it really help to hire a real estate attorney? I hate to pay an attorney to do essentially the same thing that I am capable of, but does the CCBOR give more credence to attorney represented cases?

Why was your previous appeal denied?

Is it possible that your lot is slightly larger than your neighbors?

Is it possible your neighbor has an exepmtion that you do not?


Complaints filed by attorneys have a greater success rate. Perhaps this is because they compare apples to apples more so than complaints filed without an attorney.

The denial letter states that my assessed valuation should remain as originally proposed due to my property's uniformity with comparable properties.

My lot is slightly larger, but the building's assessed valuation (that doesn't include the land valuation) is still $3,700 higher, and no, that doesn't take into account exemptions. Exemptions are used to calculate that property tax owed based on the valuation, but do not affect the assessed valuation itself. Regardless, they don't have any expemptions that I am also not taking.

Oh well, I can only hope that there are some competent people at the BOR.
