Hi all,

Hope someone can suggest a buyers agent for Elmhurst, Oak Brook, and Downers Grove, but mostly Elmhurst.

I would first try to narrow things down. Oak Brook is vastly different than Elmhurst, although there are a small number of home in Oak Brook that would in the Elmhurst schools attendance area. Similarly about a 30% of Oak Brook is in the Downers Grove schools attendance area, though the markets are very very different.

I would say that MOST folks that shop Oak Brook are shopping a specific kind of house and subdivision. A bit more than half of Oak Brook relies on the Butler D53 for elementary schools and Hinsdale Central D181 for high school, but the range of houses and subdivisions varies widely -- top end is north of $3M, entry with older homes would be under $500K...

Downers Grove is a nice town, but it geographically stretches from north of 31st St to about 75th ST south -- eastern edge is west of Fairvew, Western edge is 355, lots of variations between.

If you want Elmhurst the biggest advantage is that you only have to worry about one high school (York), but even the though the whole town is in one big Unit district there are definite preferences from the various elementary schools. There are also lots of variations in the kinds of houses available in different parts of town -- near Elmhurst College the prices are sky high for both historic mansions and tear downs. Lots of teardowns scattered through out town, those that are in the neighborhoods perceived to be best can command about twice the selling price as some of the neighborhoods with more negatives -- and given the shear size of the are there are real negatives in some parts of town. O'Hare can be issue in some areas, tollways in other sections, quarry in others, Salt Creek in others...

Bottom line -- if you have not narrowed down your focus you risk getting some one that really does not have the kind of direct experience to serve you best.

Thanks Chet,

We (fiancee and I) are looking at Elmhurst south of St. Charles Rd. and on the west side. Easiest access for both of us to the highways we need for work.

Any idea on the "good" areas? Price range is 800k- 1.2mil.

p.s. If u know a good real estate guy let me know. I don't know the area, schools, etc... So would need someone who knows the ins and outs of the burb!!
