Looking for excellent elementary/middle school, safe community, green areas, lots of kids for my young kids to play with, good community facilities. Willing to spend ~ 500K for a 3Bed home. Where should we look?

You could look in a variety of places. Communities that fit your criteria would be Evanston, specifically if you could focus on the Orrington Elementary, Lincolnwood Elementary, Willard Elementary, Dewey Elementary, or Lincoln Elementary School Districts. You may find it difficult to afford anything in the Lincoln, Dewey, Willard, or Orrington School Districts. Those areas are very safe family oriented areas. You could also consider Wilmette to the north. You could get stuck with the Romona Elementary School with your budget, which is not as good as most districts within Wilmette and the other suburbs. You could also look at Skokie. Skokie/Evanston and the Devonshire Highlands areas are very nice places. You could give Glenview a shot, but it may be traffic hell coming east with the expressway there and Lake Avenue and Green Bay Road being traffic nightmares, along with Golf Road. Good Luck, PM me if you need a good realtor to help you find something.

thanks for that info. So what sort of budget should i keep to afford in the areas mentioned here. I want to be within 15 minutes of Evanston with safe family oriented areas and exemplary elementary/middle schools.

Try to go as high as you can. If you could max out that $500,000 you'll be in good shape. The ideal budget for the area would be up to $800,000 to get into the best districts. If you want to be within 15 minutes stick to Wilmette, Evanston, and Skokie. You should try to be in the McKenzie or Central school districts in Wilmette for the best commute time, if you don't choose Evanston.

I would look in Glenview. It's a really nice area, and probably has some properties in that price range. It's not too far from Evanston by car. I understand their schools are supposed to be pretty good as well.

Glenview is a really great town. Good schools, great restaurants, lots of shopping and a wide variety of housing.

Then again you'll run into a lot of traffic during rush hours and it is not the same feel as the "shore" communities. It has a lot of shops and everything though.
