Townhomes Near Schaumburg (Chicago, Hanover Park, Roselle: rentals, condos, appliances)

I will be moving into the schaumburg area this month. I am looking to rent a 2BR. townhome in a safe neighbourhood with less than a 10-15 minutes drive to Woodfield mall. Is it realistic to expect to find one for less than $1200.

If it is, I would really appreciate links or addresses.

I just rented a 2-bedroom townhome that is about 10 mins from Woodfield. My clients monthly rent is $2000. There are some rentals out there for less but you may have to go to Hoffman Estate, Hanover Park, Barlett area. Just a little further out.

2000 is a bit high for me. When you say less, what at is the price range and do you know if there are any available for a 6 month lease.

I'm looking in the MLS now at a few rentals. So here's a break down of what I see that available in Schaumburg: Condo 4 rooms 1 bed 1 bath $875; condo 4 Rooms 1 bed 1 bath; rest of the condos are 5 rooms, 2 bed, and 1 to 1.2 bath(price range from $1050 to $1200); manor home/coach house 5 rooms, 2 bed and 1 bath $1125 to $1200; 2 townhomes 5 room 2 bed 1 bath $1200

Newcomer1123 - I have owned and rented out townhomes in Schaumburg for 10+ years. All our townhomes are 2 BR, 1.5 or 2 BA w/ attch garage & xtra parking, private front entrance & walk-out patio, all newer appl. including full-size W/D, D/W, CAC, up-to-date/neutral carpet & decor. Some of our properties also have f/p and are in communities w/ pool/clubhouse, parks, etc. Most properties are under $1200 and w/in 15 minutes of Woodfield Mall. All are located in very safe neighborhoods in developments near the following intersections:

- Higgins & Plum Grove
- Plum Grove & Schaumburg Rd
- Higgins & Roselle

We have offered flexible leases (shorter term or month-to-month at end of lease) for our tenants in the past. We know the market comps very well and consistently price way under market. Because of our pricing, location and amenities, our properties rent out very quickly to excellent tenants (we perform thorough background checks and have several long-term tenants). We do not work through a realtor service or MLS. We advertise on Craigslist, Chicago Tribune print/online as well as on other sites. We currently have 1 property available for rent at $1190 (2 BR/2BA w/ gar, f/p near Higgins & Roselle). We may have another available in June. I need at least 2 bedrooms but would deffinetly prefer 3 bedrooms. Let me know if you have anything/ or know of anything available. I'd like to move by the 1st of March.

We currently have available a 2 BR/1 BA townhome w/attch garage for $1090/month. It is approx. 1000 sq. feet w/newer kitchen & all appliances incl. W/D.
