If you live in Naperville, stay in DuPage County (not Will county) if you want to keep your taxes down.

Taxes for us are about 1.8-2% of home value, which, from what I understand is similar to the Dallas burbs. Your house will be smaller, though. But for $375-400K you can get 2,000 square feet with a decent yard.

Naperville is ridiculously expensive.
Plainfield is not a good choice, I-55 gets ridiculously congested during rush hour.
Woodridge - no opinion.

If $13K taxes are objectionable to you (and yes, I agree) - then most of the area is objectionable. Property taxes are high in the Chicagoland area.

Considering it’s reputation, Naperville is not ridiculously expensive. Out of 8 west suburban towns I looked in two years ago, Naperville was the most afforadable, with Wheaton a close second (only higher due to property taxes).

It’s expensive to be close to the train, or it’s expensive if you have a HUGE house.

Naperville may be considered expensive compared to Darien or Westmont. Plainfield may be more affordable depending on the respective home’s property taxes.

Part of Naperville’s reputation is just a function of its size, which is huge compared to most other suburbs. Burr Ridge has around 9,000 people and Naperville has something like 147,000 people. I think Darien has around 22,000 and Willowbrook has less than Burr Ridge. Of course there is going to be a bigger array of prices in a place that has 147,000 people. That is just a given. Most of the other west suburbs mentioned are also small, which gives less room for variations in price.

I know the reason. I just found it laughable that someone called Naperville “ridiculously expensive.”

Check out Palos Hills. Almost bordered by I-294 and I-55 on E & S, it's 6 miles from Midway Airport & only 15 miles from The Loop. It's bordered on the W & S by 68,000 ac of forest preserves. Excellent schools. Cook Co. taxes. You'll drive for 10 minutes thru forest preserve roads to get to Burr Ridge- no rush hour to speak of. Full range of home values. You can get horse property there if you like from $300K to $800K. Four commercial stables along Kean Ave, it's W. border. Home of Morraine Valley JC. Beautiful area with actual elevation changes- rare in Chicagoland.


Only don't tell anybody else about it. It's a secret.
