The 2015 2nd quarter results have just been released. Chicagoland median home price is at 230K.
For a big, world class city like Chicago, these numbers aren't very impressive IMO.

In comparison, Denver metro's median home price is 362K. Wow. Will Chicagoland ever regain its glory of years gone by?

Unlikely with huge debt, taxes and the Democratic machine in place.

Wouldn't that make Chicago even more attractive to prospective buyers if real estate is much more affordable compared to other major metros in the U.S.? This thread is ironic when I have read multiple threads in the past saying how unaffordable Chicagoland real estate is.

The poster above is always, for some weird reason, trying to put Chicago down, and is a very negative person. He is from a town that is even less expensive than Chicago, Phoenix, and half of what he writes is venomous. I feel sorry for people who feel the need to put other places down because of jealousy, hate or bad experience.

With property taxes headed to the stratosphere and a government that is corrupt, inept, and parasitic who would want to buy here and risk getting stuck. It is the same as with rediculous HOA's in one of the other threads. The local govts here are like one over-priced big nightmare HOA.

Who would want to buy here? Sounds like many people would, including myself. The property tax issue in Chicago is overblown.

Sadly there is a pervasive attitude to "stick one's head in the sand" on the part of not just booster that want to believe Chicago is somehow immune from the broader global forces but also the politicians that engage in counter-productive "border wars" and foolishly "kick the can down the road" making the growing debt problems worse.

There have been LOTS of people that are concerned with Chicago lack of regional growth and it failure to face shortcomings head-on, for the most part the politicians that ought to be motivated to make changes instead engage in the same sort of hand waving and misdirected energy that will undoubtedly MAKE THINGS WORSE.

A very honest report by the OECD has NOT been a source of motivation to address issues REGIONALLY, instead morons still "cheer" when a employed decides to relocate from the suburbs to the Loop and they shrug when firms leave the region entirely.That is exactly kind of stupidity that got Detroit into the mess they've been mired in. If Chicago and Illinois politicians do not cooperate with leaders from Wisconsin, Indiana and SW Michigan the whole region will suffer as population shifts to more attractive places -- Are we squandering jobs and growth in the "Chicago Megacity"? - Chicago Tribune

Are we discussing Illinois or Chicagoland? Correct me if I'm wrong but this thread pertains to Chicago. Every one of your links pertains to the state. Agreed Chicagoland is growing at a slightly smaller rate than comparable metros in NYC and LA but it is growing and still desirable. To be honest, to anyone familiar with Chicagoland I'm not sure how much more it can actually grow in terms of population. Where else will new residential developments occur? On the very far outskirts of the metro area which is not at all desirable for most of the population - yorkville, minooka, Huntley, etc.

This thread pertains to Chicagoland which depending on the definition contains the entire northeast portion of the state. However the problems of Illinois especially property taxes, bad/inefficient/corrupt local government, pensions/fiscal crises pertain to pretty much the entire state.

These numbers might make Chicago look affordable, but it's really a two-tiered housing market where the nicer areas are increasingly unaffordable, and there are miles and miles of undesirable areas with cheap housing. Good luck finding a $230,000 house in a decent school district.
