Hello All,

I'm currently live in Aurora (Townhouse) and am looking to move to Lisle (Single Family) as me and wife both work in downtown. My confusion is New vs a Old house. Looking for suggestions / comments from you guys as I'm really really confused

I looked at the new community in Arbor Trails, seems decent but yes the typical cookie cutter houses, small lot sizes but pretty modern etc. Prices are around 510k for a decent sized home and the needed options.
I do have an option of buying an older home built in 1986, which is all brick and well maintained, bigger and corner lot, family owned, prolly a little more. I'm just worried that in another 10 or 15 years the house would be around 40 45 years old. Does that even matter from a resale perspective? Since its a huge commitment I'm unable to make a decision.

Thoughts, suggestions!

I would NOT call 1986 "older" in anything other than calendar sense. Houses built in the 80s typically have pretty much the same kind of mechanical systems and such as a brand new home -- anything that would need to be updated /repaired would be very easy...

If the total price of the home built in 1986 is the same as the newer home AND it has a newer roof / appliances / furnace water heater that is good value. OTOH if any / all of those things need some repairds updates the older home should be discounted.

I agree with Chet. My current house was built in 1976 and I dont really consider that old but I grew up in chicago and the house I grew up in was built around 1900 and it is still there.

I have bought and sold a few houses and what i have found is the house in the best location with the best lot is more important than the age of the house. Just have the house inspected so you know what will need to be replaced.

I would buy which ever house suited me...I don't think it matters as long as you inspect it to make sure there are no flaws you are not aware of. I just bought a solid all brick building that is eighty years old. I expect that it will stand long after I am gone.

Keep in mind much of lisle is in a flood plain and requires expensive flood insurnace. Be sure to ask about this when looking at homes.
