Hi. could someone please give recommendations of a suburb in reasonable communting distance to city (Lake Shore Drive). Looking for older home on large lot in suburb, low crime, good schools or affordable private schools? thanks for any suggestions!

Oak Park, Lake Forest, Evanston come to mind.

No prob. Of those 3, Oak Park and Evanston are the closest. Lake Forest is a beautiful city (and extremely wealthy at that!) but is a bit further north. How far are you willing to travel?

Where exactly will you be commuting to? Lake Shore Drive is 21 miles long.

Are there really homes available for $400-500 K in Evanston and Oak Park? My online searches (mainly new construction) shows very little anywhere near that price range, other than studio condos!

That's your problem. No new houses built in these two munis in that price range, but lots of older homes (1900-1960s], though.

At least in Oak Park, there are plenty of homes from 4-500K.

Yeah... for allergy issues, new construction is almost a must! What does new construction start at in these areas?

New construction will run all through the winter as long as the weather is cooperating of which this year so far it is. If you are looking for new construction within about an hour drive of the Loop then look out around Palos Heights, Palos Park, Oak Forest, the west side of Crestwood, Palos Hills, Hickory Hills, Burbank is even doing ALOT of knock downs and putting up huge Orland Park style homes as many of the lots in Burbank are rather large (1/2 acre minimum). Oak Lawn is even starting to get into the knock down era too. Orland Park is almost all built post 1980, so with Orland Park you would have no problem finding a nice newer home in that price range. In Orland plan on $350,000-$400,000 for a 3-4 bed, 3 bath, 2 car attached garage, all brick, w/basement on 1/4 acre-1/2 acre lot in school district 230. Orland Park Homes for Sale. Real Estate in Orland Park, Illinois The very first house you see when you open this page up is a nice 2 story for under $400K!!!

The towns other people are naming are nice, but they are old meaning most of the housing stock is rather old and predates the 1980's of which is when construction seemed to take on many new standards in building materials used (ie, higher standards for insulation, vinyl clad doors and windows are used more, housing wrap for moisture to prevent mold, concrete foundations vs. cinder block or rock to keep out dampness) Don't get me wrong the houses in those older towns are amazing, but come at a cost and tons of upkeep kind of like an old car.

If you don't mind the commute, then check out Homer Glen and Lockport. Those areas first off are SKYROCKETING in housing values now due to the 355 extension. Two of my friends bought homes out there, and in the past 2 years their homes went up over $50,000 in value! I'm wishing I bought out there actually, but they were smart and they bought before 355 was in. Well folks 355 opens THIS SUNDAY and that area is going to boom beyond belief. Land is still cheap and there is a lot of it. Also, you are wanting a new house... Pretty much all those homes out there are under 10 years old and all over both the towns are signs indicating new construction areas.

When 355 is complete IDOT is saying the commute to the Loop is expected to be under an hour via 355 north to 55 north bound. Same out bound. Plan on about 75 minutes to 143rd and Bell Rd. during rush hour.
