So I have posted questions about my husband and my experience trying to buy a house in Arlington Heights or Mount Prospect. I was looking at a house today and it appeared to have efflorescence on one of the bedroom walls. We are not familiar with this and was wondering if anyone has any info about it. Is this a deal breaker or is it something that can reasonably be dealt with?

I appreciate all the help we have been getting on this forum.

Any info would be great.

Usually you see it on brick, and it's a sign of moisture penetration. Really not good on an INTERIOR wall!

That's weird to be on interior walls. It's usually indicative of moisture penetrating either brick or concrete and leaching some of the mineral deposits onto the surface. Are you sure it isn't mold?

Is the bedroom on the new side of an addition where the brick may have one time been the exterior side of the wall? It is common in those situations. I have a friend who has a brick wall in her condo that was previously the exterior of the building before an addition was put on. In that case the inspector said it was not a big deal.

Yes, in this case it would no longer be a problem since there would no longer be any exposure to weather.

Usually you see it on parapet walls where the brick is exposed to the exterior on both sides, or in areas where moisture is penetrating on one side. We had a problem in my old building with a tunnel that had exterior exposure on two sides of a wall, and we could never stop the efflorescence after repeated attempts. The solution is to re-tuckpoint, or eliminate the path for the moisture (perhaps a window sill that isn't detailed properly). Brick is a porous material, and will always hold some moisture, but lots of white efflorescence is typically a sign of a problem.
