Hello,

Does anyone know anybody that lived in this neighborhood? Or have any scoop on the builder and development? I have a neighbor/friend that is considering moving there. The houses look great and seem to be priced very well. Do they have any neighborhood acitivites? How is the HOA? Thanks for your help!

I would be a bit leery about moving there. There have been several foreclosures. One house was put up for auction, but there were no takers! There's also a couple of houses for rent. The builder, Ryland, is winding down in the subdivision. There are several options in the same price range that have more/better amenities. Just my two cents worth.

I looked at it very closely recently before going elsewhere. The location is outstanding, it's a relatively wooded community, and Ryland is very motivated to close it out. If Ryland had offered its larger home models there I might have taken the plunge. It's a nice, affordable, not-too-fancy subdivision.

We looked at it last year. Jeff Sebastian was the Ryland agent at the time, very knowledgeable guy.

Good - Convenient location on Providence Road , good sized lots.

Not so good - as stated in preceding post, floor plan choices not the best, didn't fit our requirements. Limited amenities, and immediately adjacent to Providence Road (traffic noise, future widening?)

Ryland's desire to close out may work well for the buyer, but I seem to remember that most of the remaining lots were close to the entrances...could be an issue for some.
