Open to suggestions... Can anyone recommend mortgage companies who are offering rates lower then 5% with minimal down? I know that CHIP loans are being pushed in NoDa with 100% financing and no PMI. Anything else like that offered by lenders for Uptown or Southend? Hoping someone has found a hidden gem.

I just asked a similar question, didn't get answers yet. I am putting 20% down thou, so may be I will have better luck :-)

"creativity" in mortgage lending is now non-existent. There are very strict guidelines in place and there are no exceptions allowed...for ANY reason.

"creativity" is what created the mortgage crisis. It is quite understandable that this is no longer available.

There is a 100% loan program available.... but it is only available in certain areas... Most of Meck. county does not qualify for this program... but a lot of the counties outside of Meck. do. It is a 100% loan with no PMI.
