New Retail Developments in Union County - good or bad? (Charlotte: chapel, wedding)

In the Weddington/Waxhaw/Marvin/Wesley Chapel areas of Union County it seems that there are new retail developments that are all underway. Cureton, Village Commons at Wesley Chapel, big retail development at New Town Road and Providence Road, plans for retail in Marvin (Rea Rd/Tom Short Rd) These are all slated to be ballpark 500,000 sq ft developments each (like StoneCrest in south Charlotte)
Also there's big retail on the edges of Western Union County in Mecklenburg County (Blakeney shopping center), and all along Highway 521.
My first reaction is that it's great that in Union County, we're getting all these stores, etc.. but is going to be too crowded? Is anyone worried about the potential traffic & blight to the landscape?
It's still a fairly rural area. Good shops are in great need. Yes, traffic will pick up. For those living in this area, however, think of the flip-side and figure the time saved by not having to drive 7-10 miles each way for comarable shops. It's a trade off. I don't see it hurting property values. I think the land use plan is a responsible one.....as long as not too many more retails centers are approved.
I have mixed feelings about it. I do think they will make this area less rural and have more traffic - no doubt. Guess I need to start saving for that country house!
