I had to replace an upstairs unit with my home under a warranty I purchased when I bought my house. Total cost was less than $400!
I will keep the home warranty in effect ($400 per annum) until I have to replace the lower unit.
We had a home warranty when we bought our house. They are not all the same when it comes to deciding when to replace a unit. They kept insisting our old unit could be 'fixed' when it was clearly falling apart!! As long as the unit could be repaired to 'working condition' they would not replace it. Ok, so it was inefficient, needing constant maintenance (at least twice a month they were here to 'fix' it), ridiculously noisy and still they would send someone out to repair this poor old thing. It was clear they had no intention of paying for a new system and the old one was getting so loud we could not even sleep!! We dropped the warranty and bought ourselves a new system.

If you want a home warranty, read all of the fine print very carefully.

I will need to get a new HVAC system. Can anyone recommend some specific companies or systems?

I suggest you park the Cadillac in the neighbors driveway the day of the estimate.
HVAC people have been ripping us off for years. The cost of a complete 14-15 seer 2 1/2 ton system without installation is between 2 - 3 grand.
You do the math
