Since we are new to the area, and for now plan on staying, I'd like to get feedback on a few of the developments we're looking into buying.
Boyle Plantation
The Summit
Pine Forest
Legend Oaks
Walnut Farms
Being from the midwest, we're partial to brick homes with a bit more of a lot, so some of the developments do not appeal to us (The Ponds, Daniel Orchards...). While they're beautiful developments, we're just not used to being that close to our neighbors.
We've been looking since last Fall, and have yet to find that "magical" house. Ideally we'd like new build (or newer home), on a larger lot (.4 acres or up); a ranch style (or a first floor master) with a frog, an open floor plan, brick or cement plank, and naturally location, location, location.
We have found a house that fits the bill in Boyle Plantation, but we have our reservations about that development.
We hate to work with a real estate agent until we're close to buying, but we enjoy looking by ourselves until then. We've sold one of our homes in MI, so could possibly buy now, but are in a lease at the moment. If we do build we will need time to do so, and would like to know which development will hold it's value the best.
Hi there! Pine Forest CC is great because you have the club there for activities, there is a large mix of old and new construction, some parts are a little "pricier' than others, but it is well established...for what you described your preferences to be, I think Walnut Farms is also a great choice and I've seen things in there do very well over the years...the beauty of it is that the lots are larger, the homes are very well built and it doesn't appear "sub-division-ey" (my word I made up..lol)....and it gives a feeling of probably where you come from (I came from upstate NY) where each home has it's own style and grace. In older homes like those you often find older details - if that is what you like - meaning smaller rooms, lots of crown, and more rooms (vs newer construction to fit todays lifestyle of large open kitchens, no formal dining rooms, etc.) - you have not mentioned price range but Walnut Farms has beautiful homes in the $400-$500 range...
We'll need to try to keep it under $500K, even better if closer to $400K -- since we're starting over again. Housing market is so bad in MI - we've lost all our equity, plus some.
I know realtors can be a pain sometimes, I am one. If you look at what you want out of a community, little or alot, it is easier to narrow the search. A good 55+ community is Del Webb, all new, lots to do. Legand oaks is good if you like the country club life. Crowfield, Coosaw CC are good gated communities with golf.
We do like the other developments you mentioned, but have registered the kids in Summerville HS, and don't really want to uproot them again -- they are in their final years of HS, one a senior and one a junior. Even though they've only attended Summerville HS for a month, they've made friends already. If we have to uproot them to go back to MI, or for my husband's career -- another story.
As much as I hate renting, I thought about renting til they finish HS, then we wouldn't have to worry about the school issue.
Anyway -- the one house we both find intriguing is in The Summit. The lots are larger, and closer to downtown. I'm not too sure how long the development has been there, so don't know if the house will maintain it's value -- but any input on The Summit?
There is a newer group of houses I am not sure of the name of the developer or development it is off of Western Carolina ave behind the big church just outside of the old historical section. There is also some new homes just built on subdivided lots off of central that are all brick, I will try to ride back in there this weekend to get more information. The development has off street parking with alleys, really nice looking.
The Summit began selling in 1990 and has just recently opened the new phase. SO it has been around and is well established. Prices have remained fairly stable since 2004. The Summit remains a popular community for those looking for larger "estate" type lots. Average 4-5 homes sold per year. Good luck!
