Which communities do you think have the wealthiest neighborhoods? I would say San Luis Obispo, Pismo Beach, and Templeton. SLO and Templeton both have mansions. Pismo Beach is too small to have mansions, but have some big homes on the hills relatively close to the beach.

From what I gathered Pismo Beach, Arroyo Grande, Cayucos, Templeton, and San Luis Obispo.

I'd look deeper at zip codes 93465, 93432, 93420, 93422, 93402, 93449, 93430, 93446, 93426, 93424.

There might be one or two others that fit in that group but I think those have the highest median incomes in SLO county.

Avila Beach and Creston are pretty high. I'd say they deserve to be on the list.

I also wanted to mention I'd say the communities with the most amount of wealthy citizens have the nicer retailers-SLO, AG, and Templeton all have Trader Joes. Pismo has the outlet center.

Avila falls in zip code 93424 and Creston is zip 93432. Both of those zips I put on the list.

I'm not really adding anything new here, but I'd definitely go with Avila Beach. I babysat for some families in that area, and all of the houses in the area are enormous and beautiful.

Hhhhmmmm...this is kinda funny, because it sounds like all of SLO County to me. This whole county has wealthy neighborhoods. Have you ever been to Cabrillo Estates in Los Osos? and there's certain parts of Cambria where the homes sit on the water or Adelaide. It's everywhere.
