Fresno share of million dollar house sits at 1.5%(was .5). I expect it to double or maybe even triple in the next 2 to 3 years.

Fresno likely ends up with 10-11 homicides come April 1st.
That's mediocre for Fresno, but good for much of the country. Houston and Philadelphia probably end up with 120+ and 130+ homicides respectively come April.[Philadelphia population = less than 1.6 million]

Stay at the new table mountain casino. Beautiful area during the spring. Feels like the coastal foothills. Very short drive from Fresno.
Hike skyharbor while you're there, it's right next door. Stay in North Fresno if you want to be in the valley.

Visit the tree blossoms east of Fresno. Mountains looked stunning from my neighborhood today. They look even better next to the blossoms. Only go if the weather is nice(sub 80f and no clouds). There might be some lunch specials in the area(wine/picnic on a farm type stuff).

Zoo and Fresno art museum are nice places to see. Sucks that the new zoo additions aren't ready(they'll be ready by fall). They might have even have more additions coming(hippos) in the near future. A giant river Park is planned in fresno, but construction hasn't started. Woodward Park is the best local park in town, but i'd skip it for skyharbor. Fresno underground gardens might interest you as well. Unassuming part of town, but the garden has some charm.

Oggis in tower district, trelio in Clovis, and annex kitchen for some Fresno fine dining. Hi top coffee and kuppa joy(Fresno location)for caffeine. House of juju for a burger. Full o bull for a budget Fresno area meal(go to the Clovis location. You get more food for the money). Doghouse grill for barbeque.
Edit: tabachines Cocina if you want some healthy Mexican dining(no texmex!)


If you want 3 star michelin quality, you gotta do a short detour to Madera county (ernas restaurant). Not Fresno, but it's an option if you have some free time and a need to impress.

41 is the best option, but construction might slow you down some. Driving there will be a breeze after all the upgrades are finished.

Madera just finished its first low income house project. Looks nice, but I don't think it's mixed use.

Fresno county is putting a new zoo tax on the ballot this year. It should pass and help with zoo expansions/improvements.

Hard to find info on Stockton/Modesto improvements. Post here if you have some.

800k house in Fresno.
Would have sold for 650k just 2 years ago.
The market is still crazy.
You might be able to find something as nice as it in Bakersfield still for 650k(if you don't mind living there)

Check out the Fresno Zoo. It has a great open air restaurant that looks out into a safari. Really better then anything I can recall at San Diego Zoo or the San Diego Wild Animal Park. We typically drive up there once a year to go to the Fresno Zoo. Unfortunately, as dontbelievehim said they are in the middle of a big remodel to open some new attractions.

Nice find. Yep, that's probably a better analog than the house I showed. Fresno is still more expensive:
You get a bigger lawn, garage, and house in Bakersfield. The Fresno lawn is a joke of a lawn, its bad . I really like that Bakersfield lawn. Looks good and has some size
House Styling comes down to taste.
Id say the Bakersfield house would cost about 100k more in Fresno, and 150k+ if that house were next to a golf course.

This is a 7 day road trip, and we are doing 99 instead of the 5 so we figured what the hell lets spend some time in Fresno, and I want to see what the drive is like to get to the coast from Fresno. After an overnight in Pismo we are gonna check out places we've never been Solvang and Ojai. Gonna skip/drive through the whole LA area, then overnight in OC-Laguna Beach-my cousins beach house, and then do that drive into San Diego. We are dropping off a car for my nephew then FLY back to Sactown. Should be fun and look forward to the Fresno Zoo and Dont's restaurant recommendations.

Sounds like a fun trip(solvang is so cute. Enjoy). Smart move passing up LA. I do it every time I go to the OC. LA hasn't been worth the traffic nightmare in ages.
Do tell us how your trip went after you return.

One more recommendation I need to tell ya.
You gotta get yourself some ampersand ice cream. Best ice cream in town and it's right by the zoo - Easy decision.

1-1.5 days is enough time in metro Fresno. But I think it'll go up to 3 days once more neighborhoods get gentrified, more museums get built, and the park system improves. Safe travels, chim.

Fresno wants to setup an opt in rental reduction plan to help low income renters. Yeah, I don't think the local activists are going to be happy with that.

According to Dyer’s November letter, the program would provide landlords with money to make improvements to their rental property in exchange for an affordability covenant.


Without first hearing the recommendations from the anti-displacement task force, the City Council approved setting aside $1 million of APRA funds for this program in January.

Details on the program are yet to be released, and it is unclear how much money landlords can apply for and what types of landlords can apply. Dyer’s office declined to provide details about the program.

WOULD AN OPT-IN PROGRAM BE ENOUGH?
Advocates with Faith in the Valley said that an opt-in program would not account for “slum lords” who can continue to rent unrepaired properties at high rates with no incentive to do otherwise.


Housing policy advocate Alexandra Alvarado said Faith in the Valley and the Leadership Counsel have looked into rent control programs elsewhere, such as in Santa Ana where rent increases are capped at 3% or 80% of the change in the area’s consumer price index – which would equate to 6.1% in Fresno – whichever is lower.

“Five percent is too high when the typical renter is already severely rent-burdened in Fresno,” said Amber Crowell, a researcher with Faith in the Valley and member of the anti-displacement task force. “We need more stabilization.”

However a policy such as that would not come without opposition.

The California Apartment Association, which represents landlords of about half of Fresno’s registered rentals, said in a statement to Fresnoland that the organization opposes a local rent control.


“CAA is unequivocally opposed to any local rent control ordinance in Fresno and is carefully reviewing the “Here to Stay” report by the Thrivance Group,” the statement read.

“Rather than create a new bureaucracy to manage an “optional” rent control program . . . the city would likely help more residents in a faster manner by directing more funds to the rental assistance program and helping those who did not qualify for the state program receive assistance,” according to the statement.

The organization further suggested that based on studies that found that direct rental assistance programs reduce homelessness, the city leaders should direct ARPA funds to renters in the form of additional rental assistance to “ensure that all those living in the city have access to safe, stable, and affordable housing.“

Housing researchers, advocates and city officials have stated clearly that there is no “panacea” to solve the housing crisis in Fresno.


“None of these policies can be implemented in a vacuum; it has to be a part of a bundle to keep everybody whole,” Crowell said. “The fear that rent stabilization is going to hurt landlords, it doesn’t have to, not if we really think holistically about these policies.”

I checked Visalia out and there's more mcmanions there than I ever realized. 1.5 mill gets you a castle there, too. it's almost Texas cheap. Watch for Visalia to start making the real estate news.

People are having to move out of state and out of city in order just to survive

She's talking about the Granville studios. They're overpriced, but it's not ripoff territory. But, yeah, fresnos mayor is one ruthless dude. Guy is going to do whatever it takes to raise up property values - poor people be damned.

Nice find. I hadn't heard about that new trail yet. And the nice thing is that it will connect directly to the already existing 36.3 mile bike trail which might be the longest bike trail in the nation, not sure. Bakersfield has an avid bicycle enthusiast on the city council and no doubt he has helped. Just recently the Kern River Bike Trail was extended about 10 miles or so to get to it's total of 36.3 miles.

What the city really needs now though is a North to South connection that links to the current kern river bike path. One that stretches from 7th standard road in the north down to Taft Hwy in the south. The additions they are doing now are nice but they are really for cycling enthusiasts (like myself) rather than new trails that enable people to cycle to work/school/errands etc. A North/South bike trail would help provide safer access to biking for many more residents.

The city has been talking about building a north/south connection for several years now but it hasn't materialized yet.

Its probably the longest in California, but I doubt it's the longest in the nation. Ppl from the Midwest love bragging about their long trails out there, I bet they win that.category. But give me ca quality over Midwest quantity, [almost] any day.

I def plan to check out bakersfields bike trails this year. I've heard lots of good things about them. It's probably the #1 thing Fresnans say they wish they could steal/copy from Bakersfield
