Hey everyone. My family and I are relocating the Boulder area no later than this July. I need to find a rental home but I have a few issues. The first one is that I may not have unemployment lined up before we get there. We will have about a 3 months reserve of funds while I look for work and I plan to try to get work immediatley with temp agencies while I look for a job as well. Will anyone rent to us without a job? We are looking for a 3 bedroom/2 bath home. This can be any kind of home though we prefer single family. We would like 1500 SF or more but will go as low as 1200. Laundry in the home is a must. We would like hardwood or laminate floors if possible (small kids) and since I hear great things about the Boulder County school district that is where we would like to be. Our budget about $1200 per month. A walkable area would be nice. Does anyone have any suggestions?

St. Vrain is also a good school district - don't get so stuck on Boulder Valley that you limit where you are looking for a rental - especially if you are going to have a hard time getting one.

We are landlords of a commercial property - so while the "who" of who we rent to is a bit different, I will have to say I think you may have a tough time finding someone willing to rent a house to you with out employment. I know I wouldn't.

You may find someone who is willing, but you need to be willing to broaden your scope of where you look. And I would imagine you will need to be prepared to put down a pretty hefty deposit.
