This was mentioned in another thread. Where would one look for such a place? Not the condo, but small old place.

Typically getting something *near* Boulder for 200k isn't going to happen unless you want a condo or a very small/old place.

Talking 386 sq ft in Allenspark, 220 sq ft in Lyons

Is this one small enough ??

COhomefinder | 165 Sutherland Rd Allenspark, CO 80510 - MLS #698037 - Home for sale at COhomefinder

or this one

COhomefinder | 10 County Road 92 Lyons, CO 80540 - MLS #694117 - Home for sale at COhomefinder

Using COhomefinder | Colorado's most popular real estate website just now, got 49 hits on $200k and under in Boulder County, mostly Nederland and Ward areas.

You'd be lucky to find a small condo for 200K. Double that for a small house. Tiny old houses in south Boulder start at $350K.

Okay, so the person that posted that was a bit off base stating there might be a $200K home in Boulder of any kind, other than some trailer park.

So forgetting fantasy land, it seems if you spend $400K on a home, your taxes don't seem that horrible. Below is an example that was from the county website. If correct, taxes would be about $2,356 on $400K. That is quite low compared to what I am used to. Is this correct?

Residential Home Example:
Actual Value $ 200,000
Assessment Rate x 7.96%
Assessed Value = $15,920
Example Mill Levy x .074000
Taxes Due = $1,178

Seems about right.

I tend to use a ballpark method of estimating taxes, i.e., multiply a home's market price by 0.6% which for a $400k home is $2400.00 in taxes ($400,000 x 0.6 = $2400.00). It's not hair-splitting accurate but always seems to be reasonably close and saves a trip to the assessor's website.

The caveat is, as listed in the link provided above, this house is part of the City of Boulder affordable housing program
