I have narrowed down my choices to rent a place to the northern part of Westminster, Broomfield and Superior.

Originally, I was intending to rent in a rental type community which offered attached garages. Then I came across several houses with 2-car garages in HOA communities where there is no maintenance. My jury is still out on which direction to go. I will be making another trip to the area in the next few weeks to do conduct "reconnaissance" and to see what's available. I am hoping to find something no later than mid-October or November 1st.

I seem to like the area bordered by 112th to the south, Federal to the east, Main Street to the west and 136th to the north. I specifically seemed to like the area on 120th between Federal and Sheridan. Tons of "Stuff."

The complexes I liked in this area were:

Bradburn Row: Not thrilled with the layout of the community. Everything was so close together and appeared on top of one another. However, the walkability of the surrounding area is undeniable. Only 1-car garages available.

Marquis at Town Centre: I liked the fact that that the community was gated and the fact that I could rent a second garage if it was available.

My second choice was the area around Flatirons Crossings in Superior. I especially liked the Camden Interlocken complex, which sat atop a ridge and had great views. (Was wondering....is this area prone to tons of wind during the year?)

I am from Florida, but I love your state. I hope to make it my home. This forum has been invaluable. Any and all comments, advice and/or additional suggestions would be greatly appreciated.

Where will you be working?

The tons of stuff on 120th you are referring to is mainly stores with some restaurants. Not much by the way of activites and such.

I have never heard of nor lived in an HOA that does not charge a monthly fee. Had nothing at all to do with maintence like in a condo setting but they all charged whether we owned or rented. The ones with pools, a club house etc charged more then the one we owned which had no pool. My friends pay fees as well. I am happy to be out of an HOA aside from the monthly fee.

You are not going to escape the wind no matter where you live While I was in the HOA with fences, some trees and houses all around we still got hit with it, tables tossed into trees, BBQ's knocked over etc. Wind is just something you have to deal with.

Any of those areas will be fine, just do not head South on Federal, that area is not all that great. The traffic on 120th during rush hour can be pretty annoying when trying to make your way across but you may be able to avoid it by taking back roads.

Thanks for taking the time to reply...

Right now I will be working from home. So the commute is not an issue.

The home I saw was in the Eagle Trace development on a gold course. The owner stated the HOA did all the lawn maintenance.

You mentioned the area having a lack of activities. Do you mean other than the hiking/running/bicycle paths?

Any suggestions on other areas?

^^^Depends on what you like to do. If you're into bars and restaurants, try Louisville; it has a downtown that's really hopping on Friday nights. Boulder is the Big Kahuna in the NW area for the above, plus clubs, other "nightlife".

I thought you meant there is tons of stuff to do along that stretch. Like movies, mini-golf, bowling which they do not have on that stretch of 120th. You can actually find those activites South on Sherdian from 120th and down. The mall however died, but I prefer Flatirons anyway although it is sad people lost their jobs as it was going under.

There is no hiking along 120th, there are some biking/walking paths. There is a park with a lake off 120th just East of I-25 that you can walk around, paddle boat and etc.

I am not sure aside from the 3 you mentioned what you like to do so I am just mentioning things I do/know/have been too.
