After two backup offers, our search is still on. Every other single-family house in this price range (Great Hills neighborhood) is still on the market

Wondering what neighborhoods will $450 K get us into. We are picky, but just a couple of criteria.
  • Where the Austin vibe is real
  • Family friendly, Urban, but not suburbian rut
  • Proximity to good schools, but will consider private schools as well
  • Proximity to parks and greenbelts
  • Green features

In the MLS, I see lots of homes available between 400K and 450K in neighborhoods like Great Hills, Cat Mountain, Hyde Park, Northwest Hills, Beecave Woods, Circle C just to name a few. Are you looking for homes in a specific part of town? How big? How many bedrooms and bathrooms? How old?

Try Barton Hills. The houses will be older (classics) for the most part, though there's a few that are infill and more than a few that are remodels (with green features), perhaps a bit smaller, but you'll get the Austin vibe and be right by the Barton Creek Greenbelt and Zilker Park. You'll be able to walk or bike to Half Price Books, Central Market, Sun Harvest, movie theater, Alligator Grill and a lot of other restaurants, plus be about five or ten minutes (depending on where in Barton Hills area you live) from downtown and Lady Bird Lake. Also, quick and easy access to the Hill Country via 290.
