That's true in every Austin neighborhood where the homes when built weren't sold for multiples of the median home value at the time. As you know, this used to be a weird and hippie town.

Over time that situation will continue to work itself out, probably at a faster rate.

It’s always interesting to see the areas investors pick to set up shop.

Both of those areas have significant pockets of section 8 / government housing. Eberhart between Congress and First and the 2 story duplex type homes just west of the HEB on Slaughter come immediately to mind. Another pocket is William Cannon and South First right by the old HEB shopping center, that always seemed like one of the worst areas of South Austin west of 35.

But that doesn't explain why so many areas of Austin without Section 8 housing have so many poorly maintained properties, like the north part of Allandale.

A home doesn’t have a big flag on it that says “my owner accepts section 8 vouchers.” Renting also isn’t a bad thing, but there are times when landlords and tenants don’t care for their lawns. Section 8 doesn’t equal ghetto and non-voucher golfer doesn’t equal the best renter award. I would love to rent a small home in Austin. I would care for the front and back yard. That doesn’t mean everyone would.

We're in agreement on the Section 8 thing.

I know people usually associate renters with poor lawn maintenance, and I do think there's a correlation, but where I live there are plenty of owners who are negligent as well. My street is a good example.
