I am a retiree also interested in moving to Sun City. I have done 3 yrs. of due diligence and still undecided. I am interested in how residents have fared with warranty coverage from Pulte regarding any problems they may have with the foundation, electrical, plumbing or structural matters. Also, has anyone had any problems with the quarry on 129 and Sun City Roads or the Georgetown Municipal Airport traffic? Thanks!

We have been in SCTX for over 4 years. We bought a resale with time left on the warranty, but had no issues requiring warranty repair. However, we know neighbors with homes of similar age who did use the warranty for issues such as broken window seals, a cracked driveway, and improperly mounted cabinets, who were pleased with the response from Pulte. New home owners seem to find that their punchlist items are handled appropriately. There are and always will be people who are unhappy with whatever accommodation is made, and I'm sure that applies here as well. Our advice to prospective residents has been this: Rent a home here for a few months. Talk to residents, participate in the activities. You will get a much better idea of what to expect through actually living here.

We store our RV near the quarry. Most of the time the operation attempts to keep the dust down by watering the streets where the trucks travel. We don't see clouds of dust or have air quality issues where we live. It's hard to determine the source of dust anyway since there is home and road construction going on everywhere north of Austin. The local airport traffic is minimal and not an issue.
