Today's USA Today had an interesting article in it, and it seems that Census data shows Austin is going through a lot of growth (surprise, surprise). I posted a PDF link to the article here:

The big surprises to me is the growth in Phoenix, San Diego and Philadelphia.

Doesn't surprise me about PHX and SAN - their real estate markets were hit hard and housing is relatively inexpensive. PHL does surprise me.

Austin's growing so fast we can't build enough housing and we certainly can't plan infrastructure, including water.

To my mind the economy tanked enough in PHX that even with the housing prices dropping I'm surprised that they would have an influx of people, perhaps it's retirees? San Diego had a price adjustment in RE but nothing cataclysmic enough to really bring it down to earth...

PHL is just surprising overall but they might be getting some overflow from NYC and DC as well as some folks trying to escape the high cost of living in both NY and DC. The job market in PHL is pretty darn flat but there is that big ol' Comcast Time Warner merger afoot so that could really turn things around.

Cities, people, who knew?

Relative to where it was, yes. I have a friend who lived in SD and couldn't buy there, so moved to Houston where he could buy - barely. He'd rather be in Austin but can't buy here. It's sad to see ex-military college graduates in what used to be steady fields - accounting, for example - who are no longer able to buy even the most modest cottage (I don't count trailer homes).

Median list prices in San Diego are higher now than they were in Spring 2006.

Philadelphia is gentrifying akin to Pittsburgh with lots of young/upwardly mobile people moving there once they graduate. its pretty nice now
