We are trying to decide the best place to live. San Marcus, Buda or Kyle. We want to buy a home we can rent out, and live in down the road. Any info on the above places would be greatly appreciated. I am not exactly sure what questions to ask. Maybe the 10 reasons to live, or not live in the above places. Thank you so much for your help and suggestions.

I think the biggest question you have to ask yourself is how much you want to spend and how much you are going to want to put down? If you are planning on renting out the home for a while then you have to make sure that the rent rate will cover the mortgage. I am assuming that you want to stay close to I-35 with your choices, as apposed to say 290 around Dripping Springs. All if these areas are experiencing great growth and have great opportunity, but what works best for you depends more on your longterm goals and your budget. If I were to rank the three based just on the info you have provided I would say Kyle, the Buda, then San Marcos.

We are planning to move to Kyle...(sigh, providing this house sells) and LOVE the area. Buda is nice too...hubby will be working there. I like both because (as someone stated on another thread) it's right between Austin and San Marcos, and still not too far from San Antonio either. Right in the middle without being in the city...if you like the suburbs that is. Anyway, just some thoughts.

Have you looked into the new Sunfield master planned development that is about to open in Buda? We just read about it and it seems nice. We're just not able to find any information on the specific builders who were chosen for it.

Take a look around.

Other builders that have been in the neighborhood are Pulte and D.R. Horton.

Prices range from about $125K to about $300K.

My daughter just bought in Kyle. It is just off the interstate on the west side and called the Meadows of Buda. The home has tile floors and backsplashes with carpet in living and bedrooms. The drywall all has rounded corners and the entry has a large focal point inset in the entry hall. Crown molding and large base molding all over the place. The pool is opening soon.

Check out Whispering Hollow in Buda. Great location very close to the new super wonderful YMCA. When 45 is extended some day from the south end of Mopac, you'll have a straight shot up into Austin. You also have 150 up to 1826 as another route to take into SW Austin.

The best thing is that this neighborhood has very few investment properties. Standard Pacific would not sell to investors, period. They still don't as far as I know, but I haven't been out there in a while. Ryland sold very, very few investor homes and no For Rent signs are allowed. A big new city park is going in next door, which will be deeded to the city but is walking distance for WH residents. And the elementary is literally next door with a walking path connecting the school directly to the neighborhood.

I'd personally stay in Buda rather than Kyle. You'll appreciate the better proximity to Austin when you do want to come to Austin, and the west side of Buda is not as oversold as the areas east of IH35 where you find some really crappy starter homes.

If you don't mind older homes, also check out Creekside and Leisurewoods.
