Is there something drastically wrong with this area? Just saw a listing for an abandoned house for $10,000. Isn't the land worth that, even if the house is beyond repair?

The immediate neighborhood that house sits on is one of THE WORST in ATLANTA. Definitely wouldnt move there but maybe worth holding onto since it sits so close to Downtown/Midtown/Centennial Park and at 10K that's very low offer 7K and see what they say!

If you buy it for a long term investment then best to clear the site so you are not liable for anything that happens at the property.

Is that considered to be English Ave neighborhood?
If so, isnt that worse than Vine City? Actually isnt Vine City improving?
If the OP's property is the WORST in the City, . . . how bad is that??? Drugs/hookers and gunfire every night? Is it unsafe to venture from your house at night (or daytime)

JP Brawley between J.E. Boone (Simpson) and Hollowell (Bankhead) is probably one of the worst couple of blocks in the city. I dont even have to describe it to you, just drive down that strecth of Brawley and see for yourself. Those people on here who like to call areas like Stone Mountain, West End and Henry County ghetto should drive down J.P. Brawley to see what a ghetto really is.

Exactly! The area is located in such good prime real estate close to everything via street access but it has a LONG WAY to go. Vine City is improving and is far ahead of the curve than neighboring English Avenue. Vine City has two Marta Stations (Vine City and Ashby) a Publix and good local dine-in restaurants (Busy Bee, Food For Life Supreme, Mr. Everything to name a few), US Post Office, Barbershops, Salons and new retail/residential investment in the form of Westside Village with adjoining new construction townhomes and new construction and re-habbed housing in the area. It sits across from the Atlanta University Center Campus (Spelman, Morehouse, Clark Atlanta University, Morehouse School of Medicine, Interdenominational Theological Center, Morris Brown College) which keeps a constant stream of 15,000 students, professors, administrators in the area.

English Avenue has a very dangerous element about it and I wouldnt even walk or drive through that area at night but it has loads of potential that hopefully will be recognized. The nearby Herndon Homes Projects will be evacuated and torn down on Northside Drive next to English Avenue so that's going to be a plush for development in that area. But due to the overwhelming stock of dilipidated/boarded up housing and run down smaller scale apartments in that area and general lawless feel the area has it's going to take a while for things to work themselves out. Hopefully someone realizes the potential and starts snapping up the property as values continue to dwindle.

I remember DAVESM giving a suggestion that it would be a great community to start as a solar polar/green community that would connect seamlessly with the neighboring West Midtown District. I would love to see that!

Also, be aware that you can't just tear down a house in the City Limits. You have to get a permit to tear one down, and depending on the condition, they may not let you, they may require you to instead fix it up at least to the point of not being a hazard and keep up the landscaping, of course. Permits do get issued to demolish, but it's not as simple as just buying a property and tearing a house down. I haven't seen the house, so I don't know. Also, if the home is in a Historic District, like within the West End Historic District, you will not get a permit to tear it down unless it is truly past the point of no return. Just something to consider. And, to answer the other question, NO I would not say that any vacant lot there is automatically at least worth $10,000. Not right now anyway. All that said, depending on the lot and the house, it could be a great or a horrible investment.
