I have an rental property with BAD tenants currently in it, and we are desperate to get rid of the house. I know I should properly evict them and everything, but I was just curious if anyone has ACTUALLY used any of the "Sell your house in two weeks!" type of programs.
[Google searches return TONS of these programs]

I don't mind breaking even on the house if I can just GET RID OF IT...
And these programs offer to buy houses even with the bad tenants still there.

Just wondering - I don't have much faith in it at all, but I thought I would ask. These forums are fantastic. :]

Unless you've got a HUGE amount of equity in the home, your chances of breaking even with a "We Buy Homes for Cash" program are slim to none. Most of those programs will typically low-ball you at somewhere around 50% of current market value, which won't cover the mortgage balances on 99% of the homes out there today.

I know of someone who was offered 40% of her home's value. They prey on desperate sellers who are trying to get out from underneath their house.
