Hello all....

I'm moving into Metro Atlanta, and feel that Acworth is conducive to checking all my boxes. Was hoping people familiar with the area could offer opinions on the following:


Acworth (30102 zip) -
overall, is it a nice place to live? Do you feel it's somewhat growing, ie, would homes appreciate? (Obviously not at the nutty levels of the last year!...I ask because I hope to buy in a few years)

Looking at a 3bed/2.5 bath townhome - END unit. The place - is spotless I'd literally move in and not clean a thing. Includes use of pool, picnic area - - and landscaping is included.

Development is called "Ridge Mill" -

They are saying $1850 monthly rent, 2 year deal.

I tried to negotiate - and they certainly were polite and didn't do the hard-sell, but the real-estate guy said that right now, they get 30 applications for a place - maybe half of those are not great - - but to have 15 qualified applicants is not uncommon and that $1,850 for an end unit in this complex is not cheap, but not gouging.

He admitted that some are being rented for $1700-1750, but he says those rents will reset higher for new tenants, AND - he claims that these houses used to sell for $200k, but are now bringing $240k with higher property taxes - so future rents are going to be in line with $1850.

Would really appreciate opinions on Acworth and it's future - - and also ,$1850 rent.

Acworth is a good outer-suburban area to consider with its generally extremely low crime rates, high-quality public schools in both the Cherokee County and Cobb County school systems (for resale value), and great access to the prime scenic recreational outdoor amenities of North Georgia, Western North Carolina and Eastern Tennessee.

The location you are speaking of also provides good access to bustling historic downtown village areas in the downtowns of both Acworth proper and Woodstock proper.

Acworth is not necessarily as explosively fast growing of an area as other parts of North metro Atlanta suburbs (like the Georgia 400 North and the I-85 Northeast corridors), but Acworth is still an area that is growing at a fairly robust rate.

Acworth can particularly be a good living option if one is working from home and/or only has to commute to/from work in Acworth itself or to/from work in a nearby area like Kennesaw, Woodstock or Marietta.

But Acworth probably would not be as good of a living option for commuting any farther away than Marietta or Cumberland on a regular basis.

Just make that Acworth is convenient to your work location if you will have to commute to and from work on a regular basis.

Thanks so much for the reply.

Question .... obviously, Acworth, Kennesaw, etc continue to explode and see huge price increases in houses. I'm toying with buying versus renting but I guess, I'm curious where the *next* Kennesaw/Acworth is.

Can you think of places that are sort of not developed or gentrified now ....but maybe in 10 years, they'll be like Kennesaw/Acworth?

In general acworrh is nice…good schools and cheaper houses. Note that it is a bit further out if you know you’ll Be traveling into the city often. I enjoy golfing at cobblestone, and hitting up some of the beaches on lake acworth.

The local rods are very inadequate for the growth they have experienced though. I have been caught in really bad traffic jams on some of the side streets when the schools have gotten out and such. Not trying to scare you, but I traveled about 1 mile in 15 minutes the other day because the school just got out and the roads couldn’t handle both the busses and cars.

But overall I would endorse it

Because Acworth is located so far out from the city (Acworth is located more than 30 miles from Five Points in Downtown Atlanta), it is at a point where it is just about near the very northwestern edge of Atlanta’s expansive metropolitan sprawl, so there are unfortunately are very few places farther out that may be likely to grow and develop as heavily as Kennesaw and Acworth have done.

East of Acworth along GA-92 (Georgia State Route 92) is Woodstock, which seems to continuing to be experiencing more outer-suburban growth than Acworth, because Woodstock is relatively very convenient to jobs in employment hubs along the I-75 Northwest corridor (Cartersville, Acworth, Kennesaw, Marietta and Cumberland) but also can provide decent (but not perfect) access to jobs along the explosively growing GA-400 corridor... That’s including to high-paying jobs in the emerging tech hub that is the Alpharetta/Roswell area of North Fulton and South Forsyth counties.

Because of the presence of the high foothills and low ranges of the Blue Ridge Mountains north of the Atlanta metro, there seems to be significantly more growth and far outer-suburban/exurban development along the I-575 corridor (which is a spur radial Interstate superhighway route that directly runs towards the Blue Ridge Mountains region north of the Atlanta metro) than there is along the I-75 corridor (which is a major north-south transcontinental Interstate superhighway route that connects Canada with South Florida) once one gets north away from Atlanta beyond Cobb County.

Farther out the I-575 North corridor, you could look in slightly less overdeveloped areas like Holly Springs and Canton, if you are favorable to living in a more far outer-suburban/exurban area.

Farther out the I-75 North corridor, you could look in a relatively far less developed area like Emerson (which, though, is the site of the fast-growing massive LakePoint youth/amateur sports complex) and/or in a small exurban city like Cartersville, if you are favorable to living in a purely exurban area like Bartow County that is 35-40 miles away from the city.
