Good Afternoon! My husband is getting a transfer to Roswell Georgia in about 7 months from now. We are planning on purchasing a home nearby but being from New York, we are unfamiliar with the area. We have a two year old and planning on having more children. We are looking for a great town for families, good schools, SAFETY, and preferably good priced homes (300-320k). Any and all help and advice is greatly appreciated!!

Roswell and Alpharetta will be the areas where you will want to concentrate your search for housing.

The real estate market has been very competitive in those areas, as well as across most of North Metro Atlanta, in recent months (many houses might have multiple offers on them within hours or even minutes of being put on the market and there seem to be many days where there are very few (if any) houses on the market throughout some areas of the Northside....So finding a detached single-family home in your preferred price range of $320k and under potentially could be a challenge, which means that you likely will need to include townhomes, condominiums and apartments as part of your housing search.

With your budget, a SFH in Alpharetta is likely not an option. You may want to live in Woodstock. It's close to Roswell and I know residents there that enjoy it.

Are you okay renting for 6-12 months so you can explore in more detail?

Hello,

Welcome to Metro Atlanta!

Please don't be discouraged by the current lack of inventory. But you should plan to act fast once the selling season begins around March when more properties enter the market. In fact, now might be a good time to begin looking over new construction and short sales because they both can take several months to close. The right short sale can be a really good investment too.

Here are my recommendations of areas to consider.

Alpharetta (Fulton and Forsyth Counties)
Chamblee (Dekalb County)
Duluth (Gwinnett)
Johns Creek (Fulton)
Marietta (Cobb)
Milton (Fulton)
Norcross (Gwinnett)
Sandy Springs (Fulton)
Smyrna (Cobb)
Suwanee (Forsyth and Gwinnett)
Woodstock (Cherokee)

Some of these areas are pricey, but you have the benefit of time to look around and see what's out there. Be sure to evaluate the Georgia School Report for the ones that that serves a property at the Governor's Office of Student

Welcome to Georgia!

Once March hits, the housing market is going to bloom as people tend to move.

There's plenty of home inventory $320k and below for SFH's, contrary to what others have stated. However, the bidding process can be ridiculous. My recommendation is to be pre-approved already, and be ready to pull the trigger ASAP if you find a home you like.

Roswell, John's Creek, Alpharetta, Woodstock, Suwanee and Cumming are all areas that would be worth looking into.

I think the actual City of Roswell itself "rings all your bells" (family friendly, good schools, safe, etc.) especially since you are working there (the traffic congestion is a real downer not only in Roswell, but throughout North Fulton County: Alpharetta/ Johns Creek/ Sandy Springs, etc) but working nearby will really ease those concerns. Roswell is really unique in the North Fulton suburbs in that they have a lovely historic core with quaint shops, restaurants, and century old homes, Chattahoochee River access, and much newer construction on the edges of town (and all levels between "new" and "old" really inside the city limits.) I would really put Roswell proper (city limits) on the top of my list if I were in your shoes and I am a really committed Southsider!

I live and love 30075.
That said, you should look at Woodstock for greater value and a wonderful community that seems to be expanding and getting better every time I'm there.
