I'm amazed how many companies move to Atlanta but the haters out there love to act like Atlanta's days are far behind them,

Wonder if we'll ever see businesses move into Downtown/Midtown. It's all Buckhead/Perimeter these days.

Buckhead/Perimeter is the geographical center of where the talent is. That will probably change as more residential is built out in Downtown/Midtown, but until that happens too many employees would be stuck with 20+ mile commutes. I have to imagine the rent is cheaper as well... if so that's a win-win for them.

Rent is cheaper in Downtown and Midtown, especially Downtown. Perimeter and Buckhead is getting more and more expensive as space becomes limited(hence why all of the office space is being built in these two areas).

Looks like we're both right. Vacancy and average rent for Class A office space in Q4 2013:

Downtown: 21.5% / $18.64
Midtown: 20.0% / $25.97
Buckhead: 14.8% / $26.08
Perimeter: 14.7% / $23.64
