I would characterize that neighborhood as 'transitional'. Also, I would not consider it at all convenient to Emory.

so what do you guys think I can get for ~1500 to 1600 a month rental? Is Midtown even possible? Probably not huh. Can't wait to go to Atlanta next week to start looking

You can find a rental. You could even find a nice house/townhome in a decent area at your range. It's just that having very young kids and making a 250K bet on a larger place close to Emory when the area is in flux, not knowing the area, and you do not know how long you will be staying is a risk. Renting a place (or even getting to know the area, and then buying) is less of a risk.
Even then, I think that a less than 250K house VERY close to emory, is not that much of a financial risk, IF you are looking to stay 7-10 years. I just would not count on it being the place that your kids will be going to school past elementary school (middle/high may be OK then, just dont count on it). Emory/CDC will always be a big draw (and traffic there is alwful), so I can't see home values very close to Emory/CDC doing what home values on the middle-south end of the county of done.

so I took my first trip to Atlanta this past weekend. The result, I am likely to rent in Williamsburg apartemnt for a few months until a find a good home to buy. We are still looking at single family homes AND townhomes. Has anyone heard of La Vista Walk (the ones for sale not for rent)? Also, my budget has risen to high of 325K to buy and 2K for rent

I know of that area...it's decent. Parts of Cheshire Bridge may be an eyesore to people, doesnt bother me at all. I wouldnt have an issue with living there bc its near Publix and not far from Lindbergh. But I'd still rent a place, like everyone is saying. Because you may decide after 4 years(or however long your residency is) that Atlanta may not be a good fit for you.

If you're increasing to $2,000 for rent, check out rentals in 30307 in Candler Park and Lake Claire. Zillow currently shows a number of houses available for rent. It's a straight shot down Clifton to the Emory Campus, and down DeKalb Avenue to downtown.
