Leaving the house at 6am
leaving office around 6pm?

We have heard I-85 traffic is horrible ..what would be the average commute times ?
The reason we are looking at the city of Buford are:
  1. Small schools (150 in graduating class)
  2. Good JV & Varsity Football program
  3. main st USA type downtown area
Is there other areas we should be considering??

We do not want the 4000 student High schools..IE: N. Gwinnett, Mill Creek, N. Cobb, etc..

What are the downsides to Buford besides the commute?

The traffic is too horrible to even contemplate! You might be ok in the morning. The problem is in the afternoon when you go by Perimeter Mall,Gwinnett Place Mall and exit by Mall of Georgia. During holiday season it might take a half an hour just to get on the freeway in the perimeter area. The traffic on highway 20 when you exit 985 will also be horrible. A worst case scenario will be a rainy day with a major accident,it will take over 2 hours. 32 miles is a long ride in metro Atlanta.

I recommend taking a look at the Martin's Landing area in Roswell. It feeds into Centennial High which is big at 2000 students but still not as big as some Gwinnett schools. It is highly rated academically. It is division AAAAA for football instead of AA like Buford High.
The disadvantage of Martin's Landing is the elementary school which may not matter in your case. The advantage of Martin's Landing is the beautiful setting by the river that gives the feeling of a more rural area than a cookie cutter subdivision. Roswell also has a small historic downtown that is nice to visit. Here are some sample homes. Look at pictures 10-18 on the first one for good views of the subdivison area.

The drive to the Perimeter Center area is only 9 to 11 miles depending on the route. Even that could take a long time in traffic.

Thanks for the info. We will definitely have to check that area out this weekend while we are visiting.
