Ive been so frustrated looking for houses in Atlanta. Maybe someone can help me. im looking to live inside the perimeter- north of 20. I need a 3+ bedroom around $190,000. everything ive looked at online seems nice, then when you actually visit the location its in a crack village. I really wanted to live in the highlands area, but that seems to be way outside my price range.

any suggestions on where to look?

You'll need to spend A LOT more for 3 bedrooms inside the perimeter.

Have you looked at any townhouses?

If you can stretch to, say, $220K and are willing to live in 45- to 50-year old, smaller ranch-style house in a slightly frumpy but basically safe neighborhood, you can try looking in the Laurel Ridge Elementary district just inside the perimeter near North DeKalb Mall -- basically, either side of North Druid Hills Rd between the railroad tracks and Lawrenceville Highway. You won't get a house in tip-top condition, or a very big one, for that, but something might turn up. Once you get east of Lawrenceville Highway, in the Valley Brook Estates area, things get cheaper, but that's getting dicier. Occasionally, you'll see something really small with some issues in Medlock Park down around $200K. And most of the other places in the Medlock and Laurel Ridge districts are $250K and up.

Then there's . . . nah, that's about it, at least for neighborhoods I could in good conscience recommend.

Yeah, we feel the same, except we can't even find anything for $300k in a good school district. We're considering town houses now.

Yeah, I would have to say you'll have to go the townhouse route too, unless your realtor is snappy and can snag up one of the rare "fixer upper" deals that pop up every now and again. Even then, inside the perimeter you're sometimes hard-pressed to find a "3+" bedroom townhome for under $200k, though it's not always impossible. In other words, if you're trying to do this on your own, it IS nearly impossible. Have a couple of realtors snooping around for you.

You've discovered the joy of Atlanta - lots of crack hoods!
