I just acquired a piece of property in Atlanta Ga and I want to rent it out because I not living in GA right now. Would it be easier for me to manage the property myself, or get a property manager. If property manager is the best route, can anyone tell me what to look for in a property manager. Does anyone know of any reliable property managers?

If you do not live in Atlanta....I would totally suggest getting a property Manager. Where is the property located?

It is a condo in Henderson Park. I really want to rent it out, is that a good area?

It's a good location as far as easy access to interstate and public transportation. Should be easy to rent out if priced well.

Definitely get a property manager. Being a landlord and not being within an hour or two is not fun or profitable.
I tried to do that when I moved back to Atlanta from Texas- need I say more.
I do know of a good management co- Excaliber property management. They cover a rather large area of Atlanta. One of the partners (I'm assuming he is still there) is John Mangime (sp). Sorry, don't have a phone number.

It sounds like you have never even visited this condo you "acquired." I'm guessing that you either purchased it over the internet (most likely) or inherited it (if so, I would think you would have visited it at least once). In any event, you should plan on making a trip to Atlanta to at least see what you acquired and you can meet directly with property managers while you are here. If you are living out of state, you should definitely get a property manager.

You will probably want to get a property manager if you aren't able to put your own eyes on it. Also its beneficial since the management firm is usually responsible for finding and screening candidates as well as all of the collections activities.
