Moving to Atlanta in next 60 days...having spent many days in the area on biz, I have a decent idea of the 'hot' areas, etc...

That being said, with my office in Midtown, I am trying to find something that will keep my commute under 30 min if at all possible and something for under 300,000 as I have alot of my $$$ tied up in a other biz...soon to be married/30 yr old/travel alot via the airport...

Is College Park really that bad? Brock Built has pretty cool looking area called Princeton Village they are building there with prices from $250,000 to $400,000...your thoughts would be very helpful...how long would the commute be?

How far is Douglasville? IN terms of commute to MIDTOWN...there is a cool area called the "Tributary" there that might be an option...

Thanks so much...again, schools not an issue...looking for a cool/upcoming area that I can buy in and live for next 5-7 years and make some decent $$$

Yes, College Park is that bad crime wise.

Douglasville would be probably an hour or so (depending on how close to the interstate you live) during normal commuting hours.

Check into Vinings over in Cobb County. It'll probably be a 30-45 minute commute (below average for most in metro-Atlanta) and its a nice area.

Smyrna is your best bet for under $300K (new townhome or older home in nice area), easy commute to Midtown, 20 minutes to the airport. Lots of restaurants, close to Vinings, and right near 285. Other areas you mention are much further out. Lots of young couples in Smyrna/Vinings, or Smynings, as some say.

Have you thought about a condo in midtown. You could easily find a 2 bedroom for under $300,000, even a 3 bedroom depending on what amentities you would like. My wife and I are planning on moving to Atlanta and just went under contract on a 2bed/2bath in a highrise. 2bedroom units tend to go for 180-250 in the building. Its has all the modern amentities and is only 2 blocks from Marta for those trips to the airport. Of course there are many buildings in midtown to choose from. If a highrise and amentities isn't important you can find many condos/townhomes with good square footage in your price range.

A newer 2 bedroom unit costs more than your price. My search found that price range is between 300 - 400 k for a 2 bedroom unit in high rise in a nice area. what building are you buying in?

I moved to the Riverbanks neighborhood in Tributary a couple of months ago, and my commute to Buckhead is between 30 and 45 minutes, depending on the time of day and the route I take. Not great, but not terrible either. I would think you could do a bit better going to Midtown. Although Tributary has a Douglasville address, it's really just one exit OTP.

When you come down here, spend some time in the areas you mentioned and also do a test drive of your commute during rush hour and see how your commute will be. Tributary is cool...Still not a fan of the D-ville drive , but that's just me. People have ther own levels of tolerance and while others opinions are valuable at times....you really have to decide what's best for you based on your own due diligence. There are some great homes in College Park as well...how is it to live there?..don't know. You can definitely find something under $300,000 and keep your commute decent. You said schools are not an issue for you, but you reaslly should look into places where people feel the schools are at least decent becasue that helps your property values....(You mentioned you woul dbe living there for 5-7 years....)
