Hi,

Looking for neighborhoods in the Duluth, Johns Creek or Suwanee area that meet these criteria:

  • $400-$550K
  • 3200 sq ft +
  • basement
  • big trees
  • heavily wooded
  • half acre to acre lots
  • not cookie cutter
  • good schools

You are definitely going to have to look at some older neighborhoods. Anything that size with that much land, in those areas, and new is going to be $700k+. The only one that I can think of off the top of my head is going to be River Mansions in Berkeley Lake, which is literally adjacent to Duluth. I'm sure there are more, but it's going to be hard to find.

You might look into Olde Peachtree Plantation in Duluth. Not sure how heavily wooded the lots are, but it might be what you're looking for.

any ideas what schools these go to? I would like to stay in the Fulton county school district

Quail Hollow feeds into Shakerag Elementary/River Trail Middle/Northview High. I've heard there's a house in there that was purchased for a million and going for $500K. I haven't seen the subdivision myself (it's gated) but I do know that some of the lots are larger and more private. Tavistock (feeds into same schools) might have a few lots left that are a little more private. The lots are all about 3/4 to a full acre, but the more private ones are sold (I think). Bellacre is older, has some gorgeous wooded private lots, and feeds into the same schools.

I can't think of any others that would fit both your price range and your acreage requirement, but I'll think on it a little more.

The neighborhood I mentioned is Peachtree Ridge cluster, in Gwinnett county.

Make sure you check out Sugar Mill in Johns Creek. Close to Abbotts Bridge and Medlock Bridge. Across from Northview. Not sure what your definition of heavily wooded is, but Sugar Mill is one of the best values in the 300K-500K price range in Johns Creek. Nice houses, without going golf-course-community.

Did you end up finding a place? I ask because your shopping list is almost identical to my own. We haven't closed yet - we're in contract with the seller and hoping to close in mid-March. We found our place, matching what you've listed, in Suwanee.
