Anyone have any thoughts on this area? It is over between Coors and Unser just north of I-40. The homes are reasonably priced and with close access to I-40 it's kind of got me interested. Anyone lived around that area or know someone who has?

Hi, jrod,

The first house I bought in Albuquerque was in this area. It is a townhouse community called La Luz and is on the east side of Coors, south of Montano. La Luz del Sol is just across Coors on the west.

At that time, it was just about the only development, Coors was mostly vacant between Atrisco and Corrales. The community was surrounded by bluff, birds, and trees. I really enjoyed it.

Alinka, I've heard south side of 40 can get more shady. With Ladera Heights being so close to 40, how was crime?.. also what kind of people live there.. retirees?.. young couples?.. mix?

Shoot forgot one more question..

How did you do on the resale?.. don't have to be specific.. just good or bad?

Do the homes there hold their values?

Good morning jrod,

At the time, there was so little development in the area that there was virtually no crime. In the townhome community itself, residents were very protective of the surrounding area (which suffered serious fires in June, 2003). My neighbors were mostly retirees and couples.

When it was time to sell, we rented the townhouse out, first for convenience in moving to the new house, and then continued that for a couple of years. Not handy and being some distance away- from what was then about the farthest west to the farthest east in abq- being landlords did not work for us. So after about 3 years of that we sold through an agent. It is my impression that the values there hold steady.

I did an abqjournal.com search and found a small article about the development. It is from july 23, 2004, the search term I used was "la luz townhouse". Sorry, I don't know how to link it, and if you are not a subscriber you have to watch a commercial before getting access. I think there is also an article in that search about the "la luz del sol" community.

I doubt though, that I would recognize the area now....

Thanks for the info Alinka. Fires? I didn't even think about that. That's right though.. you guys have wildfires. Is that something I should be concerned about? Does basic home owners cover that?

I have a friend that lives in that general area around Coors & St Josephs. They love it because its close to both interstates and great shopping. Prices are reasonable. Easy to get just about everywhere. Their neighborhood is about 4 years old, friendly people and safe.

Hi, jrod,

Yes the fires were terrible; from the foothills, I could see them from my house. There had just been a death in the family so I did not follow the news about them much. I'm sure someone else could correct me but I believe it was arson. I don't know about the insurance. Are you moving here from some distance?

I'm moving to ABQ from Indianapolis. We don't have wild fires in Indy. We do have severe weather.. especially this Spring and flooding. So I don't believe my current insurance covers fire.. I'm not sure. I'll have to look into that. I know it covers fire that is started in the home but "act of god" fires.. I'm not sure.
