I'm looking at a lakefront property on Logan Martin Lake. The house itself is not in a flood zone, though a portion of the back yard is. So flood insurance wouldn't be required, but I'm unsure whether it would be smart to get it, or how common it is for lakefront property owners in this area to have it. Any insight? Thank you!

Evaluate the characteristics of Logan Martin Lake. Some lakes are more prone to water level fluctuations than others, which can affect the risk of flooding.

I would also examine the terrain of your lot, if the house is a bit higher in elevation (I would say at least a 3 foot difference) relative to the average full pool, then don't worry about it. However, personally if I were to own any waterfront property i would certainly invest in flood insurance, for the generational storm/flood, but that's just me.

If the home is above the top of the dam or spillway(if there is one), then you are likely safe from flooding. But, flood insurance is a cheap precaution if you are not in a flood zone.
