^Rockland County also has plenty of shopping on Route 59.

Also, the Nyack area of Rockland County is actually known for being more “liberal”, even when Nyack College, a Christian based college, was in the area. Other areas like the Haverstraws and Spring Valley/Hillcrest are communities with high black and/or Hispanic populations. Nanuet, New City and Suffern, among a few other communities in the county(West Nyack, Mount Ivy, Pomona, etc.), have become increasing more diverse as well.

We seriously considered Rockland- but ultimately decided on Westchester. Rockland taxes are very high- on a whole we found them on par or even higher than most Westchester towns.

Bergen County also had lower taxes- compare Suffern to Mahwah for instance.

Once we factored in the commute on public transportation, it just didn't seem like a great value anymore. However the ease of shopping on Route 17 in NJ was a major plus.

Is there a reason you are avoiding the Bedford or Croton-Harmon School Districts in Upper Westchester?
I have put Croton on the table but the croton taxes are super high and rockland has much bigger homes ofr the same tax. Bedford my friends have told me is not great in terms of schools.

Following - because I need to move from Philly suburbs area to either Bergen, Rockland or Upper WC for work in Tarrytown.

Have you considered Greenwich CT?

Not a lot of inventory at your price point, but if they can provide the services for your son, might be worth considering.

I'd say to look into Nyack or parts of the Clarkstown SD, if looking in Rockland County. You would just have to take the Tappan Zee(I know) Bridge into Tarrytown.

Hi Thanks for the feedback; at the moment, I am driving 2hrs + 2-3 days a week from Philly to Tarrytown so a 45-1 hr commute shouldn’t be an issue :P

I took a tour at East Chester and Upper West Chester. What fits us is basically spots like Bronxville, Rye and Purchase or Tuckahoe or Ardsley from the lifestyle standpoint and no way from the taxes standpoint. For this, I had a tour into upper WC and we liked Armonk and Chappquah but further north, it was a bit secluded and spread out (my wife wants a neighborhood not to be in the middle of nowhere)

Didn’t really like the Pearl river school district. I love the diversity in NY. Coming from PA suburb (clearly red) I wouldn’t want to repeat the experience of lack of diversity if you will. Thus, looking now at Bergen, Rockland (don’t know if orangwtown / clarksburg) are diverse and also East Chesterter or Watertown in WC but I know we need space and a yard so it is a very hard to find in those NY areas. Any help will be appreciated. Budget is 1.2 and can go to 1.4 for the dream house that fits!

It's hard to know what you mean by "diversity", as that term can mean different things to different people. Nonetheless, applying what I assume you mean, Bronxville, Rye, Ardsley, Armonk, and Chappaqua are not more diverse than Pearl River, at least by perception. Most of those places are far less diverse economically, for instance.

Just an FYI, it's Eastchester, not "East Chester", and Westchester, not "West Chester". I have no idea what is "Watertown" in Westchester. Orangetown is a town in southeast Rockland that includes 3 schools districts - Pearl River, South Orangetown and Nyack, and parts of Nanuet. By "clarksburg", I am assuming you mean Clarkstown, which is a large town in the middle of Rockland which includes the very large Clarkstown school district, most of Nanuet, and parts of Nyack SD.

Nyack is a truly diverse school district in Rockland - diverse racially, economically, by housing stock and landscape. It leans strongly liberal, and you can have anywhere from a truly suburban experience to a more urban walk-everywhere experience.
