I love the downtown/waterfront in St. Helens. They have one of the best public docs around. We spent every weekend in July there. The people are super friendly, if I were to live in Oregon this would be the town, but I dont want to pay state income tax so Vancouver it is. Fyi, they too have a waterfront project planned. The town is quite bisected. Below hwy30 and above. A business owner told me they once were two different towns. I have never explored the northern part

The drive on weekends takes about 45min. The max speed is 55, with many slowdowns to 35. It seems like everyone typically drives at or under the speed limit (weekends anyway) I believe traffic in St. Johns neighborhood would be dredfull during a commute. Including the backups on the bridge.

I agree with others, if you can live where you get a job.

I have not done much in Kalama.
