Hello,
The area around Florence Park, Florence street, Jessen ave, Frank Ave. Can someone tell me if their basement ever floods? How did those street fare during the last big storms? Did you buy flood insurance?

Its a raised area, on the back slope of a hill, there is no river or pond flooding. The rivers and shoreline are at least a hundred feet below in height, as well as being far away. The only flooding that would ever occur would be an absolute downpour overwhelming drains and running into a subsurface garage - but that's the same everywhere. You post title now implies it floods there - which it doesn't. The only flooding issues in that whole area are way over down by the Mamaroneck river and the occasional storm surges for coastal properties on the Sound (really Sandy is the only one in recent memory). Not close to the are you are asking about.

Thanks for the information. I am not familiar with the area, and was looking at the latest flood zone map. I see it is designated as minimal flood zone X. so I was not sure and want to get other people's experiences with past storm on those street. From your post, it seem like this should be of no concern in that area? Is there way to change the post title? i don't want mislead anyone.
