That’s my style.
That's one think I like about Pt T. Lots of scenic neighborhoods spread around town. Lots of open space. Some of that probably is filling in, or has filled in by now, but still...

And I liked their food co-op. And their maritime center.

I would imagine, though, that not everyone's keen on living in a place that gets invaded by hordes of visitors during their roughly 6 months of festival weekends. Even so, out in the farther-flung neighborhoods, it would be barely noticeable, even with the Air B & B's scattered around.

The problem with using winter rental rates is that some of them are ONLY for winter. I ran into that years ago. A tiny tourist rental was being touted as “reasonable” at about $1200/month back then. Once spring rolled around, the owner would charge much more, for what was basically a Tiny Home. Another larger home in the unincorporated county was for sale. The owners would’ve been happy to rent to me, but I might have had to move again on short notice.

It was a similar story when we moved back to CO. A nice home was available to rent at “only” $1600 per month for three months while the owners vacationed. They interviewed me and said we were exactly the demographic they wanted to rent to (older relocaters who owned our own nice home elsewhere). But I thought the 3-month term was too short. That $1600 rate would become $2200 in spring, the going rate during the tourist seasons back then.

Yeah pika, I really don’t know much about the rental pricing for most areas.
He has had that place for 2 years.

You are right about the seasonal pricing thing.
It is real.
One of our best friends (who even even lived 20 housed away from us in Cali) had a waterfront she rented in Sequim.
The owner bounced her to another rental he had during the summer months and they became friends.

She ended up buying her 3 acre summer location from him at a deal.
