Hi everyone,

I know there are a lot of “moving to Conejo Valley” threads, but I’m starting my own to try and get some insight on our situation.

We’re moving to the area soon and are looking for the best place to live. We have a young child who is not yet in school, but we’d like to find a place we can call home for the next 15+ years. We’ll be fortunately working in the area so don’t need to worry about commuting. We’re focused on finding the right neighborhood. Our budget should be able to allow us to live in most parts of the area. Our priorities are:

• Nice friendly neighborhood with other young kids
• Good schools
• Homes with nice backyards
• Fairly close to shopping and restaurants

Our initial impression is that we like Westlake Village because of the schools and shopping/restaurants. We like North Ranch, but are wondering if there are young kids in the area? We drove by North Ranch Park on a Saturday and it was empty. Is everyone just playing video games? Or maybe they have ‘parks’ in their backyard so don’t need a public park?

Westlake Trails and Three Springs also seem nice, but are in LA County and zoned to Agoura High (vs. Westlake) – should that be a concern? We don’t want to live on the lake as the yards are small and it seems dangerous for a young child. Morrison Sutton in Oak Park seems nice but maybe a bit isolated.

Are there other areas we should consider?

North Ranch is too spread out; nice if you DON'T have kids.

To be honest, ALL of Conejo Valley is excellent. The most important thing is pick the appropriate neighborhood - even if it is below your budget. If kids, then a neighborhood with other kids. Flat street, quiet street, maybe a cul de sac.There are hardly any schools with poor performing kids in them. All the high schools Westlake Agoura TO, NP are full of smart kids. Other things: A house without a lot of east or west facing windows so you don't get too hot in summer.
