So that is basically going to limit your search to newer houses and higher-end town home type apartments. They exist but you will pay more and have much less selection.

I have been checking Zillow merely to see what is available under $400K and have noticed in the last 4+ months the prices were stable or dropped at the most $5K-$10K but in the last month I have noticed all hits coming up with prices reduced quite a bit more.

Am I mistaken or is the market really stabilizing and house prices in general going down around Vancouver, WA?

It seems to be happening in the Puget Sound area where I live, too, as well as other parts of the Wet Coast. I occasionally look at condos in my area and also Vancouver (considering downsizing), and I'm seeing substantial price drops in both after homes sitting a while. I think it's partly a function of rising interest rates but also overly optimistic assumptions about home prices having continued to increase at the same rate they did the last couple years.
