I am owner/operator of a service business (home cleaning type business, all my business is residential aka home owners) in central FL. About 30-40 minutes from Disney World. I do pretty well for myself... But I want to move. I've lived here on and off since early 2000's and I've seen all there is to be seen here... I've also lived in upstate NY (near Oswego). I work with a lot of retirees, and solid middle class clientele. My thing is... I can't move too too rural. Although I would like to to be honest. But right now, all I know how to do for making money is this cleaning business. My goal is to eventually homestead. I have a fairly large nest egg... so I'm not coming here down and out. But I have literally no connections to TN. No family members. I'm a single guy, no kids.

The 2-3 year goal is to buy a small house with about 5-10 acres. For the first year to play it safe I'd probably rent a house. I plan on taking my cleaning business to Tennessee. I like being self-employed and the money I make (here in Florida) is pretty darn good...

I don't want to be in an unsafe area. I've heard there is a lot of drug use in some areas... I was thinking off the top of my head... Somewhere in between Nashville and Knoxville. I've also read that Crossville has a large retiree population. Which I think my business may do well there. But I also don't want to live in a retiree community... I'm 27, single. I'd like to have a family/not be single forever one day... lol. Also somewhere affordable. This is big for me... One of the main reasons why I'm wanting to leave FL is, it's gotten so expensive here. Rent is $1200-1400 a month. Houses are $300k plus. It's insane. I want to escape the rat race eventually!! Hell, if I could buy like 5-10 acres pronto and live in an RV until I build a permanent structure (moving a mobile home onto the land or build a shed house, etc) that'd be ideal... I'm coming with a big chunk of change.

If your considering Crossville you might check out Cookeville as well. Its a nice size city not far from Crossville that is relatively inexpensive. It is near lakes, rivers, and tons of waterfalls. There is a small university there as well.

Agree with the above poster. If you want to live between Nashville and Knoxville and have access to lots of retirees or others who don't mind paying someone to clean their homes, then Cookeville is the obvious choice. Not only will you have easy access to all the retirees in Crossville without living there, but Cookeville is also very popular with retirees, as many college towns have become. Cookeville was also listed by the Wall Street Journal a few years ago among the top 4 small cities in the country for attracting millionaires.

Lots of new, high-end homes and subdivisions in the area, which I assume means lots of people who hire cleaning services, at least more than the average small town.

You should be able to get 5+ acres for much cheaper than where you are now. Some recent sales to illustrate this:

Thank you so much guys. I was starting to lose hope kind of because so many people told me everyone is moving here, it's just as bad as florida, the housing prices are astronomical, etc etc... but your zillow posts gave/give me hope. The dream will happen!

You could look towards West Knoxville. Here are a couple of listing for Sweetwater, Loudon, Lenoir City.

Tellico Village has approximately 10,000 residents and 98+% are retires. Also Rarity Bay and Wind River are close by, which is mainly retirees. Tennessee National is a newer development with quite a few retirees moving in. Then there is West Knoxville and Farragut that has high end homes.
