First of all, don't worry! We are NOT the typical Ca family We are Christian, Conservative, 2A supporter and love the outdoors. We're not trying to ruin TN!

We've hung on long enough here and are looking at other states. TN looks appealing for many reasons. We currently have a house on few acres in the Sierra Nevada mountains. We are in one of the last few conservative counties in the state, but the recent migration from the Bay Area is changing that.

I'm planning on taking a trip out there in a few weeks. Hopefully we can get some advice that will guide us to the ideal areas of the state.

Here is what we are looking for:

Good schools. We have two children. One is going into high school next year and the other is going into 4th grade. We're looking for a place that has good schools with no mask or covid vaccine mandates. We are currently fighting the CA public school system, but that is an uphill battle to say the least.

We want land. At least a few acres, but ideally 10+. We currently have 2 acres, but would love some more.

Access to shopping. We would like to be about 15 - 30 minutes from a city for daily shopping, church, and personal needs.

Minimal gun laws. I currently have a CCW (yes, it is possible in CA if you are in the right counties). I'm sure TN has less restrictive laws, but I am a firm 2A supporter.

I just met someone today from Oroville who moved here for precisely the same reasons as you. They absolutely love it. And other friends of mine recently moved here from a little place called Rough and Ready CA. Lots of ex-Californians here.

Do you need jobs? Do you have a budget? That could influence where you end up.

Otherwise, something to consider: by and large, rural areas in Tennessee don't have very good schools. If you want 10+ acres, you're probably not going to be able to live in the towns with the best schools. However, in the county where I live (Putnam) it's an open school system, meaning you can live anywhere in the county and send your kids to the school of your choice. And it's a very, very good school system, one of the few in the state to offer the International Baccalaureate Program at both the middle and high school levels.

The county seat, Cookeville, offers an exceptional quality of life. It's home to the state's flagship tech university (NOT a party school) and is roughly an hour from Nashville. Cookeville is a fast-growing town, and the people moving here seem to be similar to you. In fact, a recent episode of House Hunters featured a young couple from California looking for a better place to raise their family, and they zeroed in on Cookeville. At the end of the episode during the follow-up after they'd been settled for a while, they said that they love it here so much, they got their extended families back in California to also make the move. Just today driving around town I must've seen a half dozen cars with California license plates.

Cookeville is very family friendly with a children's museum, children's library, award-winning children's theater, gobs of youth sports, outstanding schools, it's safe, lots of community festivals and events, and it is very welcoming.

Thanks for the info! I'll look at Cookeville. I work remotely, so a job is not a concern. Our budget is between up to about $900k, but I'd love to only spend around $600 - $700k if possible.
