Hey! Looking to relocate to TN from WA. Looking for a nice property..cheaper like $150,000 to $200,000... possibly two residences. Bringing my mom. Where is a nice area for kids and farm animals? Thank you! Cookeville? Erwin? Tri Cities?

You might have to scratch Cookeville for now. I've got friends who have a similar housing budget and they have been trying to buy for months. Every time they find something decent, they get outbid. Property in that price range is being snapped up quickly.

You are looking for a very rare property. You might find a place in the sticks with two mobile homes on them, but in todays market, just about everything is getting snapped up, at more than asking price.

You won't get land for farm animals and two residences for that budget in East TN. Maybe some land and you can build or buy a trailer on it. Maybe you can find something in extremely rural and isolated West TN, but nothing in the towns you mentioned.

Sorry, but that price point for farm animals while also being "nice" and "nice for kids" is not really going to work. You are going to have to really weigh what is more important. Is it more important to have farm animals or other things for kids to do, including nice schools? That one should be pretty easy, and should tell you to eliminate the dream of having farm animals for now. It isn't in the budget.

I really doubt TN is going to be any cheaper than rural WA, but I wish you the best of luck.

Bare property in my rural county is selling between 10K-15K/acre. 10K being a”discount” for buying more than 100 acres—— not kidding about that

Going to be tough in that price range. You might look in the Newport area. We're in Del Rio, about 12 miles from Newport and love it. In the Cherokee National Forest, some beautiful country and prices are reasonable.
