We are looking to possibly move to TN from South Florida. We are sick of the heat.

Our price range for a home is $400k - 600k. We are looking for a home with land 2+ acres that is near (20 min drive) good shopping (Costco, Trader Joe's, Whole Foods etc) and restaurants. We love to hike and spend time outside.

We are in our late 40's and have no kids. We are semi retired so job's aren't important. I love the car scene and any manner of remote control gadgets. We also love to boat, jetski and 4wd.

What towns would you recommend we start looking at? We are traveling in a Motorcoach and are excited to start seeing the areas. We are also looking at North Georgia, SC and NC.

Both Chattanooga and Knoxville meet your criteria. Chattanooga's Trader Joe's hasn't opened yet but was just announced last month, otherwise they both have Costco, Whole Foods, and TJ's. And they both have huge lakes where you can find lakeside homes in your price range with mountain views and hiking nearby.

You will not find acreage at that price 20 minuets from shopping hubs in the Nashville TN area. Thats more like a starter home to middle class neighborhood home that meets your criteria.

I could go to $800,000 max if the home is right. How is Franklin area?

Expensive. $800K is a bit light in Franklin for a home with acreage. You might find something with acreage, but the home will either be smaller or need a good deal of renovating

If you want to look in the Nashville area, check out Pasquo and Bellevue in far west Nashville. Fairview in far west Williamson Co. could also be an option, but it might be a bit more than 20 mins to Green Hills or Cool Springs.

Alternatively, you could look south of Franklin at Thompson Station or Spring Hill.

Based on your criteria, I'd be looking at Greenville, SC. It has all the stores & shopping you mentioned, you're located in between Atlanta & Charlotte for big city amenities, and only 3 hours to Charleston & the coast. Nowhere in TN can offer that.

These are some good suggestions thank you! Do you know of other areas maybe near Knoxville?



Cookeville could be a possibility but I'm not sure if there are enough stores and shopping?

We are looking at Greenville as well. We would love 4+ acres and a 3000sf home that is newer than 2000 but I'm not sure that is going to happen. We also looked at Milton GA. Maybe the Canton GA area as well....

I like Tennessee for it's no state tax but NC is in the running as well. Thanks!

Cookeville is a great town. Has a college vibe and lots of development. You would like Tellico Village but you won't get the acreage. Maryville might be a good choice.

Cookeville meets your criteria except for the stores you mentioned. Instead of Costco we have Sam's Club. Instead of TJ's we have Aldi (TJ's country cousin). Instead of Whole Foods we have a bunch of farmers markets including a couple of year-round, all organic farmers markets, and Publix and Kroger which have a surprising amount of organic stuff and imported cheeses and such. But they're no Whole Foods. Rumors were swirling a couple of years ago that we were getting a Sprouts, but it never materialized.

Anyway, if you have to have those stores specifically, you'll need to stick closer to Knoxville and Chattanooga. For Knoxville, check areas around Lenoir City and Loudon.
