My wife and I will be retiring soon and are looking at the areas of Nashville, Knoxville and Chattanooga...sort of in that triangle area.

We want some acreage (5-20) maybe on water but we'd also like to be near some restaurants and maybe in a college area but not right in it. We like college sports and the youthful energy of those areas.

Any suggestions would be appreciated.

Cookeville. It's a college town an hour east of Nashville and 90 minutes from both Knoxville and Chattanooga. Tons of great restaurants (over 200 in town) and 1200 miles of lakeshore within 40 minutes of town. I moved here for the same reasons as you (although I'm not yet retired). I love college towns because of the sports, the youthful energy, the larger variety of restaurants, shopping, enhanced medical care, and cultural amenities (symphony, concerts, festivals, museums, etc). And Cookeville has all that. Plus, being a small town (35k) it doesn't have the traffic of bigger cities. It's a wildly popular area for retirees looking for the same things you're looking for. And being only an hour from the Nashville airport definitely has its perks.

I have to agree with JMT on his recommendation of Cookeville. I live in Fairfield Glade which is 40 mi east of Cookevile and has great amenities such as golf, racquet sports and water sports. However if you want better restaurant and shopping choices Cookeville is the place to check out. I have gone there to watch the high school football playoffs and the stadium for the college is very nice.

#1 would be near Knoxville & UT.
#2 could be Nashville with Vanderbilt, Belmont, Lipscomb
#3 maybe Murfreesboro & MTSU
#4 Clarkesville & Austin Pea
